Asphalt cracks are very common. They are unsightly, a hazard and more importantly a liability for the asphalts health and shape. Crack Sealing is the best preventative maintenance a parking lot owner can invest in for sustainability and avoiding future costs associated with re-paving. Cracks widen when dirt, debris as well as water get into the cracks or seams in the asphalt. With the thaw /freeze cycle here in Ontario, that crack expands and contracts accordingly. Once water gets into it, erosion starts to take shape to either lift or lower the current asphalt. Hence why crack repair is the best preventative maintenance you can do for asphalt. It will extend the asphalt’s life and keep it in a good healthy condition for many more years.

First Step:

Route existing cracks. This process involves taking a routing machine to thoroughly clean the crack to a predetermined width and depth. This process opens up the crack leaving a smooth area for hot-rubberized crack sealer to adhere to the walls of the crack itself.

Second Step:

Clean out all cracks. Once the initial step of routing is completed, all that dirt and debris will either be loose in the crack or on the surrounding ground. Our crews will fully clean out all cracks and follow up with a general cleanup of the encompassing parking lot to remove any dust and debris caused from the crack clean out.

Third Step:

Apply hot sealer into the asphalt crack. At 350 degrees Fahrenheit, our crews will apply the rubberized sealer into the freshly cleaned asphalt crack. This will create a water type seal to prevent moisture from penetrating and will stay in one place. This results in saving the asphalt as a whole and saving the customer tens of thousands of dollars, if not more, on a new asphalt parking lot.
