Potholes are an extremely common problem to have in a parking lot. Not only are they unsafe, they are also a liability to any parking lot owner.
- People trip on them;
- Vehicles drive overtop of them potentially damaging the vehicle; and
- In winter they will fill with water once salt is applied and re-freeze overnight creating a slip liability.
“Cold patch repair”
Potholes of a small size (Under 2’ x2’) can be permanently fixed with a cold patch asphalt mix.
“Hot patch repair”
Potholes of a size greater than 2’ x2’ will need to be cut out and replaced with hot asphalt. That is the only way to properly repair an existing pothole in the parking lot.
Pothole evaluation should be part of an annual maintenance program. When they are small, it can be a quick and relatively inexpensive fix. However, once they grow past a certain size, the existing asphalt will have to be cut out and replaced with hot asphalt.
